Employers Agent

We provide an independent service to administer and manage design and build, as well as acting as contract administrator for more traditional forms of contract. We are fully conversant with relevant contractual issues, and can also add value by drawing on our core skills in quantity surveying and construction project management.

We focus on developing detailed Employer's Requirements to form the basis of a robust contractual arrangement that meets your objectives and operational/functional and project needs, while balancing time, cost and quality. Whether it's a £25m motorway services development on the M25 or a smaller scale project, we are equally assiduous, ensuring optimum risk management, compliance and project delivery.

We can act as employer's agent or contract administrator, providing a range of services, including:

  • Reviewing project information to develop a thorough understanding of all its elements and related design, specification and documentation
  • Evaluating the Contractor’s Proposals, commenting on ER compliance risk and proposing/implementing mitigation measures
  • Preparing a suitable contract, including all supporting documentation, and liaising with the client’s legal team/QS
  • Undertaking and administering the duties of the Employer’s Representative as defined in the building contract
  • Site inspections to identify and resolve issues
  • Monitoring contractor’s progress on any planning, statutory approvals, other key enablers or certifications
  • Programming, organising, chairing and minuting meetings
  • Dealing with queries and requests for information
  • Assessing changes and approving payments
  • Providing regular progress reports against programme, objectives and risk items
  • Ensuring insurance and warranty cover and compliance
  • Commenting on the contractor’s design documents and proposals
  • Issuing contract instructions
  • Co-ordinating works inspections, including testing and commissioning of services
  • Carrying out detailed inspections and snagging, producing lists and records of issues, following up remediation and ensuring snagging is completed
  • Undertaking inspections, producing a list of defects and following them through to completion at the end of the Rectification Period
  • Managing and monitoring Health and Safety and CDM Co-ordinator to ensure compliance
  • Co-ordinating and reviewing receipt of the works’ maintenance and operational manual
